We don’t include any bills except for Wifi in some properties. Please refer to the property description to see which properties this applies to. 

A UK Guarantor can be a relative or somebody you know who will provide a guarantee that in the event of you not paying rent, they will be liable.

The security deposit tenants pay, is this protected?

Yes, part of our licensing and UK Law. We must lodge your security deposit with a Deposit protection company, we use MYDEPOSITS.

To be clear, all monies paid before you move in, are always to OpenRent. Never to us. When you moved in, you’ll confirm you have moved in and OpenRent will activate.

Once you’ve placed a holding deposit. We seamlessly progress to tenancy agreements and reference checks. You’ll need a UK Guarantor. We will run some soft credit and reference checks to ensure compatibility

All properties are fully furnished. What’s included, is described on each property listing

Our tenants usually sign up to a ‘All inclusive’ student utility bill provider such as FusedBills, TheBunch or UniHomes. these are the most popular.

If you’re thinking of staying in one of our properties where WIFI is included, we reccommend use TheBunch or FusedBills – as these allow you to de-select Wifi (As its included in your rent)

Alternatively, you can sign up to Gas, Electric & Water separately. On the day of move in, you will call each supplier to create you an account who’ll you’ll pay monthly. 

The landlord is very proactive and can help guide you. 

Absolutely! This tends to the common choice our tenants make as they’re happy, living in amazing homes and given a great service by the landlord.

All our properties are carefully located. Great locations giving flexibility on close to University, close to bus stops and near to the city centre.

All our properties either have off street parking or free on street parking – unless stated otherwise, no permit required either.

We provide a monthly cleaner at no extra cost.

They ensure the property is cleaned and maintained. They will only clean the communal areas and not any bedrooms.

Once you’ve chosen your Property. You place a ‘Holding Deposit’.

All monies are always sent to OpenRent (The UK’s largest Online Estate Agent). Once you’ve paid the Holding Deposit. It’s yours subject to Tenancy Agreements.

We will then request information about each tenant and guarantor. Followed by reference checks.

After this, you’ll all be sent the tenancy agreements for review and signature. All signed electronically. You’ll then pay 3 weeks rent (This plus your holding deposit then becomes your first months rent). At the same time your group will pay a security deposit which is 1 months rent.

Tenancy agreements are viewed and signed electronically 

The EPC will be stated on the property accordingly. Note that all our properties are well insulated above current national guideline .

All of our properties are fitted with electric Appliances. Unless your property is supplied with a AirFryer or small appliance.. You’re not permitted to use within the property. 

All of our boilers are serviced every single year. We’re also obligated to have a Boiler ‘Gas Safety’ Certificate. 

We operate Fire/heat Alarms systems throughout which are all interlinked. Fire Blankets also provided. Fire Risk Assessment undertaken. 

We are Licensed by Bath Council under the National HMO Regulations. Our properties are inspected and provided a license to operate
